Proper Pages

Nowt fancy. Proper websites. Polish builder.

I build websites for small businesses in the UK.

Hand-coded to your brand, copy written for you, live in weeks. Fixed quote in writing within 48 hours.

You’ve outgrown the site you’re renting.

Most established businesses rent their websites: thirty pounds a month to a US corporation for a template that loads like a tractor — or are stuck in agency purgatory, waiting on a junior account manager to reply to an email from you.

You don’t need a discovery workshop and a “circle back to...”, you see? You need a Polish craftsman who turns up, does the job meticulously, and leaves no mess behind.

The process — four steps.

  1. You share the raw materials with me.

Word docs, phone photos, midnight voice notes, the half-finished copy you wrote for the last designer. It doesn’t need to be tidy. Extracting your message and writing the UK English copy is my job — you won’t write a word if you don’t want to.

  2. One proper conversation.

You explain to me what you’d like to have, I take notes. Then I write down what the site will say and how it will work, for you to agree, before I code.

  3. I build it.

Astro and hand-written CSS, self-hosted fonts, a palette drawn from your brand, zero page-builder bloat. You review on a private staging link, on your own phone.

  4. I launch and hand over.

Cloudflare’s global network: it loads in under a second, the SSL padlock goes on by itself, and there is no database or pile of plugins for someone to break into. And it does not look like it’s made from a template.

24 kilobytes versus 5 megabytes.

A typical page-builder site makes your visitors download megabytes of framework and plugin code before the headline even appears. My last build shipped 24 KB of hand-written CSS and JavaScript — the whole site, fonts aside, is lighter than a single stock photo.

It loads on a patchy connection in the Dales. It doesn’t break when a plugin updates. It never sends you an invoice. It works. And it is a beauty.

I build for businesses UK-wide, with the North of England and Scotland first — where the connection is often the weakest link.

The machinery, in plain English.

I build with pure HTML and I build with Astro — the framework behind some of the fastest content sites on the web. You don’t need to know what a ‘framework’ is. You need to know what this one does: it takes the code I write and ships only what your visitor’s phone actually needs. No page-builder luggage, no plugin stack, no JavaScript sent “just in case”.

Google runs a standing exam on the real web, the Core Web Vitals, measuring whether sites load fast, respond instantly and hold still while loading, tested on actual phones on actual connections. The results are public, and they can be broken down by the tool a site was built with:

Data: HTTP Archive and the Chrome UX Report, as published by astro.build — millions of live sites measured, not lab demos. Check them yourself; the dataset is public.

The honest bit: the tool guarantees nothing. 29% of Astro sites still fail the exam — the machinery removes the excuses, not the work. A chisel doesn’t make the cabinet, but you can’t make a proper cabinet with a spoon. The work from this workshop is in the case study: 24 KB of hand-written code, no email downtime, live in three days.

You own it. Outright.

The code, the domain, the infrastructure — plain files in a repository, in your name. If a double-decker bus crashes into me tomorrow, your website doesn’t notice.

That is the whole business model, and this page is built the same way — view source if you like.

The work.

The Unrushed Mind.

Here’s a bespoke website I recently made for a psychology-led coaching practice that needed out of Wix, and into something that actually felt unrushed — before her next workshop. Day 1 conversation to a live site on Day 3: 24 KB of hand-written code, zero email downtime, every legacy URL mapped, hosting at £0 a month.

Herbolarbio.

A recent project I completed (under my EU-facing web studio “Precogito”): A one-page brochure in Spanish for a client, who distributes organic products from Jaca. The page asks producers to write in — Escríbanos, Cuéntenos su historia, WhatsApp — and the legal pages sit beside it. Hand-written HTML on Cloudflare. herbolarbio.com points at herbolarbio.es.

The packages, quoted straight.

Six ways to hire me, each described below. You’ll know the price and the date before any work starts.

The Brochure Build

One proper page.

Typically one week

One page, done properly, for tradespeople, coaches, therapists, consultants, and venues who need one page that turns visitors into enquiries. I write all the copy, design and hand-code the page, add your legal pages, and launch — typically within a week. Your phone, WhatsApp, email and map buttons point straight at you. While the page is being built, you message me and a change is live within hours.

Coming from Wix or Squarespace

Running a five-page Wix or Squarespace site right now? Bring it. A life coach’s “About · Services · Testimonials · Blog · Contact” is usually one brilliant page wearing a menu — most of them condense without losing a single enquiry, and gain speed, focus and a lower bill in the swap. Start with one brilliant page; expand when you’re ready. Bolt-ons, fixed-price and per job on top: booking via Calendly or cal.com (set up together on one call, then embedded), a Mailchimp signup, a Stripe payment link, your Instagram feed.

The Authority Build

A full site, in one quote.

Typically 3–4 weeks

One proper conversation, all the copy written for you. Design, code, polish. Search is built in from the first line, so Google and the AI chatbots can read the site (templates rarely make that possible.) You never face a blank page. The words alone are a two-to-three-day job at UK copywriting rates — here they’re included in the price, not on top of it.

The Platform Escape

Leave the platform. Keep the email.

Typically 3–4 weeks · migration included

The Authority Build, plus I move your email without a gap, send every old link to the new page, and cancel Wix, WordPress, or Squarespace for you, bypassing the screens that try to talk you out of leaving. This is for you if you want to move away from generic and outdated templates of Wix, WordPress, or Squarespace.

The Executive Teardown

A diagnosis you own, before you commit.

One fixed fee

Five pages of diagnosis: what your current site gets right and wrong, where your enquiries leak, how you appear in search results and in AI-chatbot answers, and what your competitors do better — written in plain English, fixed price, no obligation. Start here if you want evidence before commitment.

If you go on to hire me within 30 days, the fee comes off the build.

The Authority Retainer

How you appear, looked after.

Rolling monthly · or yearly

Hosting, monitoring, your updates live within 48 hours, your Google Business Profile checked, and a quarterly review of how you appear in online searches and in AI-chatbot answers. I look after how you show up in search results and in AI chats.

The Brochure Care Plan

The one-page site, minded for you.

Rolling monthly

For Brochure Build clients who never want to think about their website again. I host it on Cloudflare, monitor it, apply your changes by WhatsApp or email within 48 hours, and run a quarterly check. Questions about your site or your marketing answered the same working day — that part is what clients actually stay for; bigger jobs are scoped and quoted before any work is done.

The fee, and if you cancel

The hosting itself costs me almost nothing, so the fee is for looking after the site. Cancel whenever you like: you still own everything, and the site doesn’t notice — the plain files are yours, any competent developer can take them over.

Every build: 50% to book the slot, 50% on launch day. Two revision rounds included — terms and boundaries in the questions below.

Questions, answered straight.

Do I need to write my own copy?

No. Most clients send Word docs, voice notes, or nothing at all. Extracting your message and writing the UK English copy is my job — you won’t face a blank page.

How much does a hand-coded website cost?

Every job is quoted in writing, within 48 hours of our first conversation. The price depends on scope: a one-page brochure is a smaller job than a 7-page bespoke build, and escaping a rented platform adds migration work. But there are no hourly rates, no scope creep, no surprise invoices. Send me your site and what’s bothering you — you’ll get a fair quote and a date.

How does payment work?

50% to book the slot, 50% on launch day.

How is this different from Wix, WordPress, or Squarespace?

Those platforms rent you a template and charge monthly. The templates make every site look the same. I hand-code a site you own outright — the code, the domain, the infrastructure. My last build shipped 24 KB of code and loads in under a second on 4G. A typical page-builder site makes visitors download megabytes before the headline appears.

What happens to my email when I move away from my current platform?

Nothing changes. In a recent move I did for a client, her Google Workspace email kept working the whole time. I copied the mail settings across exactly. The inbox never noticed.

What if I need an online shop or daily updates?

Then I’m not your builder, and I’ll tell you straight — and point you to someone who does that better. Not every job is a Proper Pages job. I don’t do online shops, or booking engines; integrations are the bolt-ons listed in the packages. Anything beyond the agreed scope is quoted before work starts, never invoiced as a surprise.

What happens if you disappear?

Your website doesn’t notice. The code, domain and infrastructure are plain files in a repository, in your name. No rebuild, no ransom, no platform lock-in. You hire any developer and carry on.

The Polish builder of proper websites.

I’m Tomasz. In the UK, people already know this builder: skilled, tidy, and having none of the cowboy nonsense. That is the standard I work to, in code.

One pair of hands, start to finish…

I am the person who answers your first message and who will write your copy, code your site, adjust, and send the invoice. I take on two or three builds at a time, never more, so that my communication with you stays helpful and the work gets done fast. If my diary is full, I’ll tell you when the next slot opens. I keep UK hours from Jaca, in the Spanish Pyrenees, and I invoice in pounds, with the VAT wording a UK business needs when the supplier is in Spain.

A stone courtyard in the Pyrenees: an old bakery building, an outdoor table with a laptop and a mug
The workshop: an old bakery in the Pyrenees. The kettle’s inside, I run on Yorkshire Tea.

Let’s build something proper.

WhatsApp, email, or a call: you get me, directly, and I reply the same working day, eight to four your time. I’m an hour ahead in Spain, which mostly means I’ve read your message before you’ve finished lunch.

“Hi Tomasz — I run [business] in [town]. Here’s my site: [url]. The thing that bothers me most is [one heartfelt sentence].”

That is all I need to come back with a fixed price and a date within 48 hours. (If my diary is full, I’ll tell you when the next slot opens.)
